Technical Services Assistance
To be Rendered by AA



AA's Technical Assistance Services consist of making available to First Party, and to its architects, contractors, engineers, and decorators, AA's expertise and experience in the design and planning of hotels as set forth below:


A.    Architecture

1.    On-site inspections during construction and at the completion of the Hotel.
2.    Review of the final set of architectural plans and final specifications related to Hotel operation.


B.    Interior Design

1.    Assistance to First Party’s interior designers with suggestions on the theme treatment, functional layout of guest rooms, public areas,  restaurants, bars and ballrooms.
   
2.    Review of preliminary suggestions by First Party’s interior designers and assistance, if required, until approval of the preliminary presentation for interiors, including layout plans, elevations, and colour schemes.

3.    Advice on specifications for carpeting, draperies, fabrics, etc.

4.    Review of working drawings for interiors, and purchase specifications for furniture and furnishings.

5.    On-site inspections of the work in progress and after completion.

6.    Submission to First Party of names and prices of suppliers of materials.


C.    Mechanical Installation:

1.    Submission of standards for mechanical specifications for (a) heating, ventilating and air conditioning; (b) plumbing and drainage and sewage disposal; (c) electric power supply and distribution; general lighting, alarm audible system, public address and communication; (d) elevators and escalators; (e) telephone system; (f) hardware and keying; (g) miscellaneous services.



2.    Advice to First Party’s mechanical consultants during the plan development.
3.    Review and recommendation concerning preliminary and final system plans and specifications prepared by First Party’s mechanical consultants.
4.    On – site inspection during the construction period.
5.    Submission of names of acceptable manufactures and supplies of equipment.

D.    F&B / Kitchen and Laundry Equipment

1.    Advice and assistance with the layout for equipment showing the locations and size of necessary mechanical connections prepared by First Party’s consultants.

2.    Advice on the specification for equipment shown on layout drawings prepared by First Part’s consultants.

3.    Recommendation of experienced suppliers.

4.    Advice and assistance to First Party’s consultants with analysis of bids with respect to specifications and comparative costs.

5.    Review of detailed “shop” drawings submitted by successful bidder.

6.    On-site inspections and recommendation of acceptance of installation.

7.    Development of International F&B concepts to suite the location.


E.    Other Hotel Equipment

1.    Assistance to First Party with the preparation of purchase requests for office equipment, computer equipment and software, material handling equipment, cleaning equipment, engineering equipment, shelving and lockers, dining room wagons, vehicles, engineering tools, kitchen utensils, dining room utensils, uniforms, housekeeping tools, china, silver, glass, linen, including (a) submission of specifications or catalogue data; (b) recommendation on quantity and quality to be purchased; (c) submission of best available prices paid by AA; (d) arrangement of purchases directly from manufacturers, if possible, at manufacturers’ quantity prices.

2.    Advice and assistance to First Party with the analysis of bids with respect to specifications and comparative costs.

3.    Assistance in the scheduling of deliveries.


F.    Lighting

1.    Assistance and advice to First Party’s electrical consultants on the preliminary and final lighting in guest rooms and public areas.

2.    Advice on electrical lighting plans and specifications as prepared by First Party’s electrical engineers.

3.    On-site inspections of layouts and examination of selected fixtures.


G.    Graphic and Other Design Work

1.    Preparation of graphic designs for folders, brochures, food and beverage menus, etc.
2.    Assistance in the development of graphic designs for the symbol of the hotels.

3.    Assistance in the development design of silver, china and other operating equipment.

4.    Assistance in the development of uniform design.


H.    Project Co-Ordination

1.    Submission of an original programme setting forth AA's specific facility requirements for the Hotel.

2.    Submission of initial budgets for furniture, fixtures and equipment. Monitoring of the budget status with First Party’s representatives throughout the construction period.

The review by AA of design and planning of structure and the mechanical and electrical systems dose not include responsibility for structural, mechanical or electrical design loads or system component sizing as determined by First Party’s architects, engineers, consultants or specialists.
